    • Oversee renovations, tenant improvements, and capital projects from planning through completion

    • Develop market driven leasing strategies to strengthen occupancy and rent performance

    • Lead lease negotiations to strengthen terms, retain tenants, and attract new occupancy.

    • Coordinate brokerage teams and proactively manage rollover risk

    • Review underwriting assumptions and validate financial projections

    • Identify operational, leasing, and capital risks during diligence

    • Support acquisition closing and transition into stabilized asset management

    • Evaluate hold versus sell scenarios and market conditions

    • Prepare assets for market through lease and capital positioning

    • Support broker selection, buyer negotiations, and execution to closing

    • Evaluate site feasibility and financial viability

    • Underwrite development budgets and projected returns

    • Coordinate design, entitlement, and construction oversight

Dean Coombs is the Principal of Foothill Real Estate Partners, a commercial real estate advisory providing asset management and strategic oversight across office, retail, medical, industrial, and flex properties nationwide.

Over the past decade, Dean has overseen more than $700 million in assets totaling over 4 million square feet. He built his career at Alturas Capital Partners, where he held asset management leadership roles across diverse portfolios executing value add and core plus strategies, directing portfolio strategy, leasing execution, capital planning, and operating performance with a consistent focus on increasing NOI and strengthening asset value.

Foothill was founded to deliver institutional quality asset management through a more direct and accountable model, partnering closely with ownership to enhance performance and protect capital.
